Project Overview
Ekos at Warrington is a 120-unit, new construction, affordable housing development located in Pensacola, Florida. The project’s Total Development Cost is approximately $41.9M which is being financed with a combination of tax-exempt bonds, SAIL, and ELI funds from Florida Housing Finance Corporation in conjunction with 4% LIHTC credits. R4 Capital is providing both the construction and permanent debt, and CREA is the tax credit investor. The project commenced construction in Q2 2026 and is expected to deliver units in Q3 2027.
The development will provide affordable family housing to households making between 40-60% of the Area Median Income (AMI). 50% of the units will be set aside for active-duty military or veterans and their families, with half of the Extremely Low Income units (5% of total units) reserved for veterans experiencing homelessness.
The project consists of four 3-story, garden-style residential buildings and a detached clubhouse providing residents with access to amenities including a fully equipped fitness center, community room with kitchenette, activity room with computer lab, swimming pool, playground, BBQ, and gazebo. The property will offer well-appointed one-, two-, and three-bedroom apartments with spacious kitchens incorporating granite countertops, tile back-splash, luxury vinyl tile flooring, full-size stainless steel Energy Star appliances, and washer/dryer hookups in all homes.
