Built in 1999, the property comprises 26 two-story buildings averaging roughly 926 square feet per unit, with attached garages and a well-located infill position that benefits from limited competitive new supply within a three-mile radius. The operational strategy is to add value through a targeted interior renovation program, reinvestment in the property’s exterior and common areas, and improved management and operations. McDowell intends to bring approximately 28 units to a full interior renovation and an additional 83 units to a partial renovation—roughly two-thirds of the property—capturing achievable rent premiums over in-place classic units.
